TNT Real Estate Services LLC ("TNT," "we," "us," or "our") dba: TNT Staging (https://tntstaging.com) and TNT Commercial (https://tntcommercial.com). We provide professional home staging, real estate photography, commercial interior design, furniture sales, and related services to clients across North Carolina and the Carolinas.

This Privacy Policy explains what personal information we collect, how we use it, who we share it with, and what rights you have. By visiting our websites or contacting us, you agree to the practices described here. If you do not agree, please do not use our websites.

1.  Information We Collect

We collect information in two ways: directly from you, and automatically when you use our websites.

1a.  Information You Give Us Directly

When you fill out our quote request form, contact form, or newsletter signup, we collect:

• Your first and last name
• Your email address
• Your phone number
• Your property address (street address and ZIP code)

We also collect any additional information you choose to include in a message or conversation with us.

1b.  Information Collected Automatically

When you visit our websites, certain information is collected automatically by the tools below. You do not need to fill out a form for this data to be collected.

Google Tools

Google Tag Manager — acts as a container that loads and manages all other Google tracking tags on our site. It does not collect data itself; it controls when and how the tags below fire.

Google Analytics 4 (GA4) — tracks how visitors use our websites, including pages viewed, time spent, navigation paths, and general location. This data helps us understand what content is most useful and how to improve the experience. Data is aggregated and anonymized where possible. Google Ads Conversion Tracking — tells us when someone completes an action on our site (such as submitting a quote request) after clicking one of our Google Ads. This helps us measure which ads are driving real business results.

Google Ads Remarketing — allows us to show our ads to people who have previously visited our website while they browse other websites or use Google services. This is done through anonymous cookie identifiers; we do not know who you are personally.

Google reCAPTCHA v3 — runs invisibly in the background to protect our forms from spam and automated abuse. It analyzes visitor behavior patterns and sends a risk score to Google. No CAPTCHA challenge is shown to users. Google's privacy policy: https://policies.google.com/privacy

Meta Tools (Facebook & Instagram)

Meta Pixel (Facebook Pixel) — a small piece of code that tracks visits and actions on our website (such as page views and form submissions) so we can measure the effectiveness of our Facebook and Instagram advertising.

Meta Conversions API — a server-side companion to the Meta Pixel. Instead of relying solely on browser cookies (which are increasingly blocked), the Conversions API sends event data directly from our server to Meta. This improves the accuracy of our ad measurement without collecting any additional personal data beyond what the Pixel already tracks.

TikTok Tools

TikTok Pixel — tracks visits and actions on our website so we can measure the performance of any advertising we run on TikTok.

TikTok Events API — a server-side companion to the TikTok Pixel that improves measurement accuracy by sending event data directly from our server to TikTok, reducing reliance on browser cookies.

LinkedIn Tools

LinkedIn Insight Tag — a lightweight JavaScript tag that enables conversion tracking, website audience retargeting, and website demographics for our LinkedIn advertising campaigns. It collects data including URLs visited, referrer, IP address (anonymized), device and browser characteristics, and timestamp.

LinkedIn Conversions API — a server-side integration that sends conversion event data directly from our server to LinkedIn, improving the accuracy of ad measurement independently of browser-based tracking.

Microsoft Clarity

Microsoft Clarity — records how visitors interact with our website through anonymised session replays, heatmaps, and click tracking. This helps us understand how people navigate our site and where we can improve the experience. Clarity may collect mouse movements, scrolls, clicks, and page views. All of the tools above may automatically collect your IP address, browser type, device type, operating system, pages visited, time spent on pages, referring URLs, and general geographic location.

1c.  Cookies and Tracking Technologies

Our websites use the following types of tracking technologies:

Cookies — small text files stored on your device by your browser. Used by Google, Meta, TikTok, and LinkedIn tools listed above to recognize returning visitors and track behavior across sessions.

Pixel tags / web beacons — tiny invisible images or code snippets embedded in our web pages that signal to a third-party server when a page has been loaded. Used by Meta Pixel, TikTok Pixel, and LinkedIn Insight Tag.

Server-side events — data sent directly from our web server to advertising platforms (Meta Conversions API, TikTok Events API, LinkedIn Conversions API) to improve measurement accuracy when browser cookies are blocked or unavailable.

2.  How We Use Your Information

We use the information we collect for the following purposes:

• To respond to your quote requests and general inquiries
• To schedule and coordinate staging, photography, and design services
• To send you appointment confirmations, service updates, and follow-up communications
• To send our newsletter and occasional promotional offers (only if you have opted in)

• To store and manage your project details in our customer relationship management platform (Podio)
• To analyze and improve how our websites work using behavioral analytics tools including Microsoft Clarity
• To measure the performance of our advertising across Google, Meta (Facebook/Instagram), TikTok, and LinkedIn, using both browser-based and server-side tracking tools
• To create customer lists, remarketing audiences, lookalike/similar audiences, and new customer acquisition audiences on advertising platforms such as Google, Meta (Facebook/Instagram), TikTok, and LinkedIn.
• To protect our websites from spam and abuse via Google reCAPTCHA
• To comply with applicable laws and regulations

3.  How We Store Your Information

Your information may be stored in the following systems:

• Podio — our cloud-based CRM platform, used to manage customer projects and communications
• Grasshopper — our business phone and SMS platform
• Email servers associated with info@tntstaging.com and info@tntcommercial.com
• Third-party analytics and advertising platforms (Google, Meta, TikTok, LinkedIn, Microsoft) as described in Section 1b

We retain your personal information for as long as is necessary to provide our services and fulfill the purposes outlined in this policy, or as required by law. When information is no longer needed, we delete it or anonymize it.

We take reasonable technical and organizational measures to protect your data. However, no method of transmission or storage is 100% secure. We cannot guarantee absolute security.

4.  How We Share Your Information

We do not sell your personal information. We do not share your personal information with third parties for their own marketing purposes.

We may share your information only in the following limited circumstances:

• With our own staff and team members who need it to deliver your services
• With service providers who operate on our behalf — including Podio (CRM), Grasshopper (phone/SMS), Google (analytics and advertising), Meta (advertising), TikTok (advertising), LinkedIn (advertising), and Microsoft (Clarity analytics) — these providers are contractually obligated to protect your data and may only use it to provide services to us
• If required by law, court order, or government authority
• To protect the rights, property, or safety of TNT, our clients, or the public

Important — Mobile/SMS opt-in data: Your mobile phone number and SMS opt-in consent are never shared with any third party for any purpose, including marketing. This applies even where other types of information sharing are described in this policy.

5.  Your Rights and Choices

5a.  Email Communications

If you have subscribed to our newsletter, you may unsubscribe at any time by clicking the unsubscribe link in any email we send, or by emailing us at info@tntstaging.com.

5b.  SMS / Text Messages

5d.  Microsoft Clarity — Opting Out

6.  Third-Party Links

Our websites contain links to third-party websites, including Facebook, Instagram, LinkedIn, TikTok, and partner and builder websites. Once you leave our websites, this Privacy Policy no longer applies. We encourage you to review the privacy policies of any third-party sites you visit.

7.  Children's Privacy

Our websites and services are intended for adults. We do not knowingly collect personal information from anyone under the age of 18. If you believe a child has provided us with personal information, please contact us at info@tntstaging.com and we will promptly delete it.

We may update this Privacy Policy from time to time to reflect changes in our practices, geography, content, technology, or legal requirements.
